Snag close-out for installation contractors
Snagging app that closes every snag with proof.
Snags are the defects left at the end of an install. Integrio gives each one a marked-up photo, location, owner and priority, and keeps it open until the fix is proven.

What is a snagging app?
A snagging app is a phone or tablet tool for recording defects and unfinished items near the end of a job, each with a photo, location, priority and the person responsible, then tracking them until they are closed with evidence. In UK construction the snag list is usually drawn up shortly before practical completion; defects that appear afterwards are dealt with in the rectification period.

Why do snags go missing on installs?
An installer's snag is rarely a cracked tile. It is a charger fitted without its bay label, loose cable ties on an array rail, an isolator missing its warning sign, or a fan coil that rattles. On a larger job, the main contractor's list covers every trade on site. Your items are buried among the groundworker's and the roofer's, often as a single line such as 'car park chargers'. Your engineer fixes it, nobody photographs the fix, and the same line turns up again on the next revision.
Vague descriptions
'Charger 4 not working' could mean a tripped RCD, a missing cable or a unit that was never commissioned. The engineer arrives without the right kit.
Snags that belong to someone else
A bollard not refitted after trenching is the groundworker's snag, not yours. Without a photo and a clear owner, it sits against your company name.
Closed with no proof
A fix done on a Friday afternoon with no photo has to be taken on trust. When the client disputes it at handover, there is nothing to show them.
How do you close out a snag list, from raised to resolved?
01 · Check your own work first
Before you offer the job as complete, go over your own installation area by area and log anything unfinished, so the obvious items are cleared before anyone else lists them.02 · Raise one snag per fault
Photograph and annotate the problem, set the fault type and priority, and tag the location. One fault per record keeps each item assignable and closable.03 · Give it an owner and a date
Assign it to your engineer, a subcontractor or back to the trade responsible, with a deadline. They are notified automatically.04 · Close it with evidence
Fix, then photograph the same view again so the before and after sit together. Share the updated report and collect sign-off.Close out your next snag list in Integrio.
What should snagging software do?
Paper snag sheets and spreadsheets record the problem. A snagging app has to carry it through to the fix, which means the evidence, owner and status travel with each item.
✓Fault type and priority on every snag
The mobile snag form has fields for fault type and priority, so the list can be sorted by what matters instead of by who shouted loudest.
✓Categories that fit your trade
Create your own snag categories and tags, such as mounting, terminations, labelling, containment or civils, and organise the list by roof, bay, room, area or category.
✓Photos that point at the problem
Annotate photos and video on the device to mark the exact fault. Each one is geotagged and timestamped, and before and after shots can be compared.
✓Owners and deadlines
Assign snags to team members, contractors or subcontractors, set deadlines and reminders, and follow each one from open to in progress to resolved.
✓Works where signal does not
Roofs, plant rooms, car parks and basements often have poor signal. Snags and photos are saved on the device and sync once you are back in range.
✓Reports the client can read
Filter by status, assignee or deadline and export a snag report as PDF or Excel, or share it by email, ready for the next site meeting.

Where snagging sits in a UK building contract
Installers usually work to a main contractor, but the snag list you clear is driven by the main contract's milestones. Designing Buildings Wiki describes them as follows.
| Stage | What happens | Who leads it |
|---|---|---|
| Snag list drawn up | An area the contractor considers complete is checked, typically a fortnight or so before practical completion, and a list of minor defects or omissions is compiled for rectification. | The certifying authority: usually the architect, contract administrator or employer's agent |
| Practical completion | The works are certified practically complete. This releases half of the retention, ends liability for liquidated damages and starts the defects period. | Contract administrator |
| Outstanding minor items | A schedule of minor (de minimis) items can remain at practical completion, although contracts generally make no provision for this. | Contract administrator |
| Rectification period | Called the defects liability period in older forms. Typically six to twelve months. The client reports defects as they appear, and the contract administrator decides whether each is a defect and may instruct it to be made good within a reasonable time. | Client reports; contract administrator instructs |
| End of the period | A schedule of defects not yet put right is prepared. Once they are made good, a certificate of making good defects releases the rest of the retention and leads to the final certificate. | Contract administrator |
The rectification period is for defects that appear after handover. It is not a second chance to clear snags that were visible at practical completion.
Your subcontract may set different periods and notice terms from the main contract, so check both.

What should a snag list template include?
Use these fields as your snag list template, whether you work on paper, in a spreadsheet or in an app. In Integrio, set up your fault types, categories and tags in snagging, and every snag your engineers raise or receive carries the same fields through to close-out.
✓Snag reference, project, site and date raised
✓Location: building, roof or area, and position (e.g. array B row 6, car park bay 4)
✓System or trade: solar PV, battery, EV charging, electrical, mechanical, fire, security
✓Fault type: missing, damaged, incorrect, incomplete, not working, not labelled
✓Priority: urgent (safety or blocks handover), high (before practical completion), normal (before client sign-off), low (next visit)
✓Description of the fault and what 'fixed' looks like
✓Annotated photo or short video of the fault
✓Raised by, and whose snag it is (you, another trade, or the client's change)
✓Assigned to, with a target date
✓Status: open, in progress, resolved
✓Close-out: photo of the fix from the same angle, date and who fixed it
✓Verified by: your supervisor, then client or main contractor sign-off
Is there a free snag list template?
+
Yes, the fields listed on this page are free to use in any format. At a minimum a snag needs a reference, an exact location, the system or trade, a fault type, a priority, a description, a photo, an owner, a target date and a status, plus close-out evidence of the fix. In Integrio those fields are part of the snag record, and you can start a free 7-day trial to use it on a live job.
When do snags need to be closed on a construction project?
+
The main snag list is usually drawn up a fortnight or so before practical completion, when the contractor offers an area as complete, by the architect, contract administrator or employer's agent. As an installer, it pays to clear your own items before then. Defects that appear after practical completion are handled in the rectification period, which typically runs six to twelve months under JCT contracts.

What is the difference between a snag and a defect?
+
In everyday use, a snag is a minor defect or omission found at the end of the works, before handover. A defect in the contractual sense is work that does not comply with the contract, and during the rectification period it is the contract administrator who decides whether a reported item is a defect or a maintenance issue. Integrio records and tracks both; it does not make that contractual decision.

Can I use it for solar PV, EV charger and M&E snags, not just building work?
+
Yes. You can create your own snag categories and tags, so a list can be split into mounting, cabling, terminations, labelling, civils or mechanical items, and filtered by assignee for each engineer. Snags sit on the same project as the products you installed.
Does the snagging app work offline?
+
Yes. Raise and close snags and take photos on roofs, in plant rooms and in basements with no signal. They are stored on the phone or tablet and upload to the project on their own once the device is back online.
How do I prove a snag has been fixed?
+
Take a photo of the completed fix from the same view as the original and add it to the snag before you mark it resolved. Integrio supports before and after comparisons, geotags and timestamps every photo, and can include the snag list in the sign-off and completion package, with digital signatures from the client or other parties.
Can we clear a snag list issued by the main contractor?
+
Yes. Enter or import each item as its own snag, assign it to the engineer or subcontractor responsible, and mark items that belong to another trade with that trade as the owner. When each one is fixed, add a photo of the finished work and export the updated list as PDF or Excel for the next site meeting.
