What should a snag list template include?

A snag list template should record, for each snag: a reference, the exact location, the trade responsible, a fault type, a priority, a description of what 'fixed' means, a photo, an owner with a target date, a status, and close-out evidence showing who fixed it and who verified it.

How do you get the most from a snag list template?

Snag your own work first

Walk your areas before the main contractor's inspection. Every snag you close first is one that never appears on someone else's list.

Write what 'fixed' means

“Charger label wrong” leads to an argument; “replace bay 12 label with the ID on the schedule” gets closed.

Record whose snag it is

Damage by another trade or a late client change should be logged as theirs, with a photo, before you touch it.

Close with a matching photo

Take the fix photo from the same angle as the original. Side by side, nobody needs to revisit to check.

When is a snag list drawn up?

The main snagging inspection usually happens shortly before practical completion, and the list is prepared by the architect, contract administrator or employer's agent. Defects that appear after practical completion are dealt with in the rectification period, typically six to twelve months under JCT contracts.

How do I prioritise snags?

Use a short fixed scale everyone understands. This template uses four levels: urgent (safety risk or blocks handover), high (before practical completion), normal (before client sign-off) and low (next visit).

Can I use it for solar, EV and M&E snags as well as building work?

Yes. The system or trade field covers solar PV, battery storage, EV charging, electrical, mechanical, fire and security and data, and the exact position field takes array rows and car park bays as well as room locations.
